Job Summary:
Under the direct supervision of the Office Manager, the Senior Post Closer processes documentation needed after real estate settlements have been completed.
Key Responsibilities:
Records releases, deeds, deeds of trust, mortgages and other real property related documents and prepares intake sheets and cover letters to facilitate the same
Assists with reconciling trust accounts. Notifies appropriate parties when escrow funds are ready for release, ensures signatures are on release forms, and requests and disburses checks.
Disburses any undisbursed funds from settlements, to including matching checks with invoices, and preparing payoff letters with account information. Sends checks to appropriate party, or contacts that party to arrange for check pick-up.
Tracks post-closing activities in appropriate systems and databases. Provides informed and accurate responses to questions from clients and sales associates regarding post closing issues.
Checks incoming and outgoing wires of funding for closing. Prepares deposits of lender checks. Notifies Settlement Closer of these activities via e-mail.
Prepares Certificates of Satisfaction, and obtains lender’s signature on unreleased Deeds of Trust, and request Indemnification letters from the appropriate title company. Ensures proof of payment is on file for previously unpaid loans or bills.
Prepares title insurance policies to include ensuing all paperwork is completed and in order, completing title insurance request form, copying all settlement and title documents as required, and forwarding them to purchaser(s) and lender(s).
Copies loan package and returns to lender after closing.
Ensures commission check amounts are accurate, and sends to the appropriate sales associate.

Ability to communicate professionally in person, over the phone and via email; Must be customer service oriented
High School diploma or equivalent combination of education and experience; some college preferred
Two years office experience required, preferably in accounting or real estate settlements
Must be extremely detail oriented
